Collection & Examination

Assessment of current Prototype / Project
  • Identify and report existing and achievable Sustainable Design Elements
    • Report on additional sustainable design opportunities are:
      • Achievable
      • Potentially Achievable
      • Challenging to achieve or cost prohibitive
  • If working within a rating system
    • Report total points anticipated on rating system scorecard without making changes
    • Explore opportunities for additional points based on sustainable design assessment

Education

Understanding Sustainable Design (1/2 Day Workshop)
  • Engage Construction, Real Estate, and Operations to provide an overview of Sustainable Design, and how it benefits the project well beyond initial construction.
  • Increase the team's understanding of sustainable design elements and how it can affect negotiations, construction, operations.
  • Educate the team on the benefits of designing and building more sustainable projects.
  • This session can be modified to meet specific rating system requirements (LEED, Austin Green Build, etc.)

Review and comment on specific findings documents in the Collection & Examination phase (1/2 Day Workshop)

  • Work with team to identify where documents, specifications, and operations will vary from standard based on sustainable design elements
    • How does Real Estate select sites?
    • How can Real Estate leverage sustainable design in the entitlement process?
    • How are the projects constructed?
    • What happens when the building is occupied?
  • Explore opportunities for additional sustainable design with minor document or program changes as identified in the Collection & Examination phase.
  • Create a Sustainable Design Goal Document identifying each measure to be pursued

Documentation

  • Build Library of Sustainable Design Elements
    • If utilizing a rating system, put these into the appropriate form in order to pursue credit
  • In depth analysis of systems, materials, methods and operations of those items identified on the Sustainable Design Goal Document
  • Clearly identify to the team those items that will be
    • Mandatory for every project
    • Optional for any project
    • Optional based on site / space characteristics
  • Provide cost opinions for implementation of each initiative

Implementation

  • Site specific application of sustainable design efforts created in the Documentation phase
  • Coordination with all parties
    • Real Estate
    • Construction
    • Contractor
    • Operations
    • External consultants
    • Local jurisdictions
    • Rating system authorities
  • Confirmation / enhancement of Sustainable Design Elements library and cost opinions for more efficient application on future projects.
  • For projects seeking rating system certification
    • Documentation of all sustainable design efforts will be collected and submitted in the appropriate format to ensure credit is granted.
